It’s home to more than 13,000 innovators, researchers and engineers who create the technologies and businesses of tomorrow. The Campus has additional land for the development of +70,000 sqm and building permit application for additional buildings are in preparation. The Campus is owned by GIC, the Singaporean wealth fund and managed by Oaktree Capital Management.  The asset is held in a long duration portfolio.

Job Description

High Tech Campus Eindhoven is looking for a Senior Asset Manager responsible for closing the gap between the existing letting and technical departments at the Campus. In this role, your primary focus will be to assess the value creation potential of each of the 55+ buildings and the related activities to capture such. This may entail decisions about the refurbishment of buildings, the commercial repositioning of buildings (including demolition alternatives) replacement building, letting strategies, bespoke negotiation strategies, multi-tenant strategy, price point strategies, zoning plan initiatives.

As Head of Strategic Asset Management you will also have to familiarize yourself with the various requirements of such tenants to better calibrate the specific layout, composition and configuration of the buildings. This includes choices about laboratory fit outs, office quality and tenant type driven offerings. 


Multinationals such as Philips, NXP and Intel, small and medium-sized high-tech companies, research institutes, service companies, scale-ups and startups are working together on the technologies and products of tomorrow. Together, more than 13,000 international researchers, developers and business people on the Campus provide an enormous amount of knowledge and dynamics. They have made High Tech Campus Eindhoven one of the global hotspots in the field of Health & Vitality, Sustainability, Applied Intelligence, Smart Environments & Connectivity and Software & Platforms. Our common facilities aid the collaboration, engagement, meet and greet abilities for our tenant community.  Furthermore, the Campus is used by many non-resident companies as a conference venue.  This dedicated capacity is also home for many of our popular events which take place on recurring basis. Maintaining those facilities in a start-of-the art nature is critical to fully fit the DNA of the Campus.

Requirements

•    A professionally trained and highly experienced asset manager manager with +[10] years of experience
•    Strong focus on creating value and ability to judge relevant value drivers; focus on GAV, NAV and NOI growth
•    Ability to drive recurring appraisal discussions with appraisers and develop strategy for long term value creation program
•    Managed large-scale real estate portfolios/ assets before, including shaping of the asset management strategy
•    Experience with private equity shareholders / institutional investors would be a plus
•    Effective leader, team player with strongest ownership mentality
•    Ability to lead change and transition; evidence to able to get things done
•    Strong believer in performance culture and accountability
•    Dutch and English fluent (both written and oral)
•    International experience
•    Excellent analytical skills, excel, etc.
•    Strong oral and written communication abilities
•    Able to crisis management when required
